Cambourne & Bourn Developments

Cambourne, Cambridgeshire: Expansion Overview

1. Local Plan & Strategic Expansion
Policy S/CB in the draft Greater Cambridge Local Plan identifies Cambourne as a “broad location for longer term strategic scale growth… in the 2030s”, responding to the opportunity from East West Rail (EWR) with a station at Cambourne. Expansion aims to deliver sufficient housing, jobs, and public transport infrastructure, guided by EWR connectivity.

2. Cambourne → Cambridge Busway (C2C)
A dedicated bus route linking Cambourne, Bourn Airfield, Scotland Farm travel hub, Hardwick, Coton, and West Cambridge is being developed. Expected to run up to 8 buses/hour into Cambridge city centre, station, and Biomedical Campus, with shelters, real-time info, and electric fleets. A Transport & Works Act Order (TWAO) application has been submitted, with a public inquiry expected due to objections. Phase 2 public consultation (2019) showed majority support for off-road alignment, especially through Bourn Airfield.

3. Bourn Airfield Development
Policy SS/7 (South Cambs Local Plan) allocates land south of the A428 for the Bourn Airfield “New Village”, comprising roughly 3,500 homes plus infrastructure. C2C busway will integrate with this site via a primary internal bus route, with strategically placed stops.

4. West Cambourne & Masterplan
Construction under planning permission for ~2,350 homes is underway, via phased delivery. Masterplan design and landscape codes are guided by developers and planners, ensuring public open space and infrastructure, and supported by local design awards.
